Research & Editorial Standards
How Second Home Decisions evaluates sources, distinguishes facts from estimates and discloses assumptions, commercial relationships and corrections.
Second Home Decisions exists to make complex cross-border property decisions easier to evaluate. Our work is designed to be useful, independent and clear about what is known, estimated and uncertain.
Our initial coverage focuses on Val di Noto, Sicily, the Eastern Algarve and Western Crete.
What we evaluate
We examine the complete second-home decision rather than the property alone. Depending on the subject, our research may include:
- Market conditions, locations and property characteristics
- Purchase prices and realistic total acquisition costs
- Financing and cross-border transaction pathways
- Legal, planning and technical risks
- Renovation, construction and build-cost assumptions
- Ongoing ownership, operation and maintenance costs
- Rental potential and alternative ownership strategies
- Downside scenarios, resale and exit flexibility
How we research
We prioritise primary and authoritative sources wherever they are available. These may include official statistics, legislation and regulatory guidance, planning documents, public records, lender information, technical documentation and direct input from appropriately qualified professionals.
Commercial listings, market reports and local observations may also be used. When they are used, we treat them as indicative evidence rather than unquestioned fact.
Research is assessed for relevance, date, geographic scope and possible commercial bias.
Facts, estimates and assumptions
We distinguish between:
- Verified facts supported by identifiable sources
- Market evidence and observations
- Estimates based on stated assumptions
- Scenarios designed to test possible outcomes
- Editorial judgement based on the available evidence
Where material uncertainty exists, we say so. Precision should not be confused with certainty.
Independence and commercial relationships
Second Home Decisions is not an estate agency, property developer, lender, law firm, tax adviser or investment adviser.
Our conclusions are not determined by property sellers, developers or paid placement. If a publication contains sponsorship, an affiliate relationship or another material commercial connection, it will be clearly disclosed.
Commercial participation does not provide editorial approval or guarantee a favourable conclusion.
Use of technology and AI
Technology and AI-assisted tools may be used to organise research, compare information, analyse data and support drafting.
They do not replace source verification or editorial review. Material factual, financial, legal, tax and technical claims should be checked against appropriate sources before publication.
Corrections and updates
Property markets, regulations, financing conditions and costs change over time. Each report should therefore be read in the context of its publication date.
If we identify a material error, we correct it transparently. Readers can report possible errors or provide additional evidence by contacting:
Important limitation
Our publications provide independent research, analysis and decision support. They do not constitute individual legal, tax, financial, investment or technical advice.
Property-specific decisions should always be verified with appropriately qualified professionals in the relevant jurisdiction.
